WHAT WE Repair

Nearly every garage door failure comes down to one of these eight. Pick the one that matches what yours is doing, or call and describe it. We’ll tell you which part is the likely culprit.

Spring Repair
& Replacement

The single most common failure on a garage door, and the one you should never attempt yourself. A torsion spring holds enough stored energy to cause serious injury. Loud bang, door suddenly too heavy to lift, opener straining: that’s a spring.

Cable Repair
& Replacement

Lift cables fray, slip off the drum or snap outright, usually leaving the door hanging crooked in the opening. Cables and springs work as a pair, so we check both before replacing either.

Opener Repair
& Reprogramming

Dead remotes, a motor that hums without moving, a door that reverses halfway, or sensors out of alignment. Most opener calls are a sensor, a gear or a logic board, not a new unit.

Off-Track Repair

A door that has jumped its track is stuck, unsafe and getting worse every time someone hits the button. We re-seat the door, straighten or replace the track, and find what pushed it off in the first place.

Roller &
Track Repair

Grinding, shuddering and a door you can hear from inside the house usually means worn nylon or steel rollers, or a track that's out of alignment. Cheap to fix, expensive to ignore.

Panel & Dent Repair

A reversed car or a hard winter can take out one section without touching the rest. If the panel is still made and the door is otherwise sound, replacing the section beats replacing the door.

Emergency Garage
Door Repair

A door stuck open leaves the house unsecured, and a door stuck shut can trap a car you need. If that’s where you are, call rather than fill in a form. We’ll tell you straight away what we can do and when.

Commercial Garage
Door Repair

Roll-up, sectional and dock doors for warehouses, shops and fleet buildings. A door that won’t open is a business that can’t load, so these get scheduled around your operating hours.

Not Sure
What’s Broken?

Most people can't tell a spring from a cable from an opener fault, and there’s no reason you should. Describe what the door is doing and we’ll work it out.

What Your Door Is Doing, and What It Usually Means

Not a diagnosis; doors surprise us too. But these are what each symptom turns out to be most of the time, and which repair it points to.

Loud Bang, Then the Door
Won’t Lift

Almost always a broken torsion spring. The door is now its full dead weight, so don’t try to force it up by hand. → Spring repair

Door Hangs Crooked in
the Opening

A lift cable has snapped or come off its drum on one side, which lets that corner drop. → Cable repair

Motor Runs But Nothing
Moves

Usually a stripped opener gear or a disengaged trolley, occasionally a broken spring letting the opener slip. → Opener repair

Door Starts Down, Then
Reverses

Misaligned or dirty photo-eye sensors, or down-force set too low. This is the cheapest call on the list. → Opener repair

Grinding, Rattling,
Shuddering

Worn rollers or a track drifting out of alignment. Left alone, it works the door toward coming off the track. → Rollers & tracks

Door Is Jammed at an
Angle

The door has come off its track. Stop using the opener — every cycle bends more track. → Off-track repair

Gap at the Bottom,
Draft, Water Coming In

Perished bottom seal, or a door sitting unevenly because of a spring or track problem bending it. → Maintenance

One Section Dented or
Split

If that panel is still manufactured and the rest of the door is sound, the section is replaceable. → Panel repair

What moves your number

Four things account for most of the spread between the low end of a range and the high end.

1

Whether Parts Come in Pairs

Springs and cables are fitted as matched pairs on a double-spring door. Replacing one when the other is the same age buys you a second call-out in a year, so we price both and let you decide.

2

The Size and Weight of the Door

A 16-foot insulated double door needs heavier springs, heavier hardware and two people on site. A single uninsulated door is at the other end of every range on that table.

3

Whether the Part Is Still Made

Standard springs, rollers and sensors are stock items. A panel for a twenty-year-old discontinued door, or a logic board for an obsolete opener, has to be sourced, and sometimes isn’t worth sourcing.

4

What Broke Because of It

A snapped spring that was run on usually took the cables, the drums or the opener gear with it. We check the whole system so the estimate covers the actual repair, not just the obvious half.

— Doors We Service

Brands and Parts We Work On

We repair the major lines whether or not we fitted the door, and carry standard springs, cables, rollers, sensors and hardware so most common failures are a single visit rather than a wait on parts.

When a repair stops being worth it

Repair is the right answer far more often than replacement. Springs, cables, rollers, and openers are parts, and parts are cheap next to a door. But a door with rusted-through sections, repeated failures in different parts, or a panel that no longer exists is money spent on something that is on its way out either way. We’ll say so plainly rather than sell you a fourth repair, and the garage door installation side of the business is there if that’s the call.

— Start to Finish

How a Repair Call Works

Four steps, in this order, every time, so you always know what is happening and what it costs before it happens.

1

Tell Us What the Door Is Doing

By phone or through the form. Describe the noise, the movement, and when it started. That usually narrows it to one or two parts before anyone is dispatched, so the right hardware is on the truck.

Call for Anything Urgent
2

On-Site Diagnosis

We test the door under power and by hand, check spring balance, cables, drums, rollers, track alignment, opener travel, and the safety sensors. The fault you called about is often not the only thing that has worn.

Whole System, Not Just the Symptom
3

Written Price, Agreed Before We Start

You get what’s wrong, what it takes to fix, what it costs, and what can wait. Nothing is replaced without your agreement first, and if we think the door doesn’t need the work, we’ll tell you that too.

Your Call, Not Ours
4

Repair, Balance and Test

Once the repair is done, we re-balance the door, re-set opener travel and force, test the photo-eye sensors and the auto-reverse, and run the door through full cycles before we pack up.

Garage Door Repair Questions

What’s the most common garage door repair?

Broken torsion springs, by a wide margin. A spring has a finite number of cycles in it, and on an average household door that works out at somewhere around seven to ten years of use. When it goes it usually announces itself with a bang loud enough to hear indoors, and the door is suddenly far too heavy to lift.

After springs, the next most common calls are opener faults, worn rollers and snapped lift cables. See spring repair for what’s involved.

Can I use my garage door with a broken spring?

No, and it isn’t a cautious answer. The springs carry the weight of the door, not the opener. With one broken, the door is at its full dead weight, the opener is straining against it, and anything still holding it up is under a load it wasn’t designed for.

Leave the door where it is, don’t use the opener, and park outside if the car is already in. Use the emergency release only if you can do it without standing under the door.

Should I repair my garage door or replace it?

Repair it if the fault is a part: a spring, a cable, a roller, a sensor, a panel that’s still manufactured. Those are inexpensive next to a door and don’t shorten the life of the rest of it.

Replace it if the sections are rusted or rotted through, if different parts keep failing in succession, or if the panel you need no longer exists. We’ll tell you which situation you’re in at the time of diagnosis, and the garage door installation covers what a replacement entails.

Why does my garage door reverse before it closes?

Nine times out of ten, it’s the photo-eye safety sensors near the floor: knocked out of alignment, dusty, or with something in the beam. It can also be the opener’s downforce or travel limits set incorrectly, or an obstruction in the track.

It’s the cheapest fault on the list and a safety feature doing its job, so it’s worth fixing rather than working around. Opener repair covers sensors and travel settings.

Do you repair doors you didn’t install?

Yes. Most of our repair work is on doors fitted by someone else. We work with major brands, including Clopay, LiftMaster, Chamberlain, Raynor, Craftsman, Garaga, Haas Door, and Linear, as well as the generic hardware that underpins most of them.

How long does a garage door repair take?

It depends entirely on the fault. Sensor alignment, opener reprogramming and roller replacement are quick jobs. Springs, cables and track work take longer, and anything needing a part that isn’t standard stock has to wait on the part.

We’ll tell you which of those yours is once we’ve seen it, and where the parts are on the truck the repair is done in the same visit.

What happens if the repair isn’t worth doing?

We tell you, and we tell you why. A door that has had three different parts fail in a year, or one where the section you need is discontinued, is money going into something that’s on its way out regardless.

There’s no obligation either way. You’ll have the written diagnosis and can take it elsewhere if you want a second opinion.

Is a noisy garage door a problem or just annoying?

Usually both. Grinding and rattling almost always mean worn rollers or a track drifting out of alignment, and both get worse: a misaligned track is how doors end up off their track altogether, which is a far bigger repair.

It’s one of the cheapest things to fix early. See rollers and tracks, or maintenance if you’d rather have the whole door gone over.
